This fee covers the cost of obtaining your references. The fee amount depends on the monthly rent which falls into one of the following bands;

If for any reason the Tenancy does not proceed, this fee is non-refundable. However, in the unlikely event of the property having to be unexpectedly withdrawn from the market, by the Landlord, this would be refundable.
Administration / Legal Fees
For each property there will be a fee of £180 inc VAT towards the initial legal and administration costs. There will also be a fee of £90 inc VAT payable towards the cost of tenancy agreement renewals.
Move in date As our commitment to you; when we receive the referencing fee we will classify the property as 'under offer' and not conduct any further viewings. Therefore, if your planned move in date is more than 6 weeks away, the landlord may require half a month's rent in order to demonstrate your commitment to proceeding with the Tenancy. This amount would then be deducted from your first monthly payment.
Along with your first month's rent, required as cleared funds in advance of move in, we will require a deposit to secure against damage to the property. The amount of the deposit required will depend on the type of property and your credit status, but typically, is 6 weeks rent or two months if you have pets.
